The Mills at Riverbend Commons

The Mills at Riverbend Commons, the first building under the Riverbend Commons Master Plan, is a student housing project developed through a public private partnership with the City of Moline. The Mills at Riverbend Commons is designed to complement Western Illinois University – Quad Cities’ on-going conversion to a 4 year institution and to catalyze an entirely new neighborhood within the City of Moline. The Mills represents a paradigm shift for WIU-QC and provides a demand driver for the Riverbend Commons project. The execution of this development will have a substantial impact not only on the anticipated growth of WIU-QC but on the growth and vitality of the City of Moline and the Quad Cities as a whole.

Located immediately adjacent to WIU-QC, The Mills consists of 240 student beds within 90 student living suites, in addition to providing food, lifestyle, fitness and healthcare within the 20,000 square foot of retail space along its River Drive elevation. The project is designed with the student in mind and in alignment with the City of Moline’s Riverfront Renaissance plan. 3C’s design promotes interaction among students and residents passing through the neighborhood. All three resident floors link to the social and study areas. The first floor of the building features combined retail and academic space as well as community amenities that include a fitness center, social and study areas, mail room, and large outdoor courtyard.

3C took an original approach to addressing the Quad Cities student housing needs by conducting extensive market research, surveys, and a complete site analysis. Given its immediate proximity to WIU-QC, The Mills at Riverbend Commons serves the University’s needs and be an integral part of a remarkable mixed-use high-density urban Riverbend Commons neighborhood.

Riverbend Commons is designed to incorporate sustainable features including: green roofs, energy efficient HVAC and indoor lighting systems, low-consumption indoor fixtures, high-performing irrigation, green housekeeping, recycling, bicycle storage, and access to Moline’s high-speed multi-modal station. The Mills at Riverbend Commons is being developed by an experienced, proven development team that has exclusivity and perhaps most importantly considerable administrative and financial support from the City of Moline.
